A couple of weeks ago we took a look at the latest St. Paul real estate market stats and learned that the median sale price of a house in St. Paul is $174,300. This means, of course that half the homes for sale are priced less than this and half are listed for more.

We were curious, though, about exactly what type of home we could buy at the median price, or close to it. We found three we’d like to share with you.

We’re inching ever closer to those two giant holidays coming up in November and December. Before you know it you’ll be so busy you may just forget you have kids (I know, easier said than done, right?).

Kids love baby animals (grownups do too) so think about heading to the zoo to see all the babies that have been born recently. The zoo also has a hay maze set up and there will be a magician and music and stuff for the whole family. St. Paul’s real estate market seems to be hanging on to that “seller’s market” label for all it’s worth. Buyers will still find lots of competition for homes that are in good condition as we head into the fall season.

St. Paul’s Inventory of Available Homes

When the number of sold homes increases and fewer new listings come to market it’s only natural that our inventory of available homes would shrink and it has. A lot. Compared to this time last year, inventory has decreased more than 30 percent.

In a month-to-month comparison the picture doesn’t get any rosier for homebuyers. Last month showed no gain in new listings over the previous year. This month’s numbers, however, show a decrease from 449 new listings to 399.
